Ontario hunt camp location?

Looking for suggestions from some Ontario guys and gals on a good spot to buy a hunt camp. I have a group of about 7-8 and we are looking for some suggestions. I have hunted in the Cloyne and Chapleu areas but there is so much more here that I would like some help choseing a good spot.

We are looking for something only 5 hrs drive(not my decision) and would like decent fishing close by. Also want to hunt both Moose (edit: and possibly deer) as well as blackies and lots of grouse.

wow is a good hunting spot that hard to find around there that you need to spend 10000 to go hunting lol. guess you have to love living out west i can hunt all that with in a 30 min drive lol
 
There are VERY VERY few spots that will give ya good moose AND whitetail. They don't really live in the same places......I think you may need to shorten your list a tad.
 
8 guys might not get a moose tag 5 hrs from Brant Cty ? Probably best to look at a vacant lot (even just an acre) bordering crown land or in ant ATV friendly township so you can hop on the bikes and buzz over to crown. Make sure a building permit is available and maybe in time if it works out then you can build BUT BUT BUT...multi owner camps can go south really quick.

??? I didn't realize u can build cabins on land you don't own in your beautiful province of BC!

I agree that's why I like the cloyne area, moose elk deer and beer! But the guys want to hear about more places before making a decision.
 

We have a camp in the Huntsville (west of) area which meets the above description. We have built it up the acreage to 800. We have lots of moose and deer, plus bear. The week long moose hunt and the two week deer hunt are always successful. Lots of hunt camps in the area. Property prices in the area have risen sharply in the last 10yrs. You will be hard pressed to get any sizeable acreage with a camp for 70-80 K. Unless you find a few acres and hunt adjacent crown land. But then you will be in heavy competition with the general public.

A word of caution from someone with experience in such matters. Be exceedingly selective and cautious who you go into partners with in this venture. The fewer partners the better, "this is a most important point". Imagine being married to six different women at the same time, and they all want something different and no one not even you is willing to compromise. Seven to eight partners will be a personality clash nightmare. There was four of us and times were difficult. We bought one out which left three. Keep in mind if any of you have teenage kids that can drive that they will be going to the camp to party whether you like it or not. They will break stuff, leave it an utter mess which you get to clean up.

Have agreements legally drawn up and signed. There will be issues arise and hard feeling "will" occur. Be well prepared for all this as it is going to happen. All is not going to go smooth and rosy. You are going to encounter break-ins. As every area has a small group of locals who like to supplement there incomes and get beer money by stealing your stuff. So have insurance, you will be using it.

Is it worth all the BS? It can be if you can stick handle your way through all the above. It is nice hunting on your own property knowing its your own little private hunting area.
 
We have a camp and about 5 years back someone from down south bought 80 acres on the lake no buildings for $20,000. Sounds good but location and water access makes it a not a good deal camp. None of the camps in the area knew this land was available so my guess would be you could contact real estate companies in area you want to buy. Also with the changes coming to the moose tag system you may want waterfront property for a fishing camp. Our camp is mostly a fishing, waterfowel, bird, camp bear camp and every 7 or more years we may draw a moose adult tag. If calf becomes a lottery draw in our WMU also then we may have a camp for sale soon.

And mostly think strongly about what others said about owning a camp. Every camp has their A holes. Our camp has a `you will be hearing from my lawyer`everytime he opens his mouth. And if he reads this the camp will get another lawyers letter.

As mentioned you will find few places in ON with both good deer and moose populations. Generally central ON (Muskoka, Parry Sound, Bancroft, Pembroke). North of North Bay deer become considerably more scarce, until you get as far as Nipigon or Thunder Bay (for the most part). The issue with central ON will be cost. It will be steep, but not impossible to find. I'd start by checking MLS, and then getting in touch with Real Estate agents who can do some searching for you. Another issue will be moose tags. Its hard to get an adult tag (although calf tags will be available in most of those areas without a draw). Deer and bear no problem.

two things to think about are...

1) If a member wants out of the camp, the camp has first rights to buy that member's share, not an outsider.

2) If a member wants out of the camp, the share is bought from that member at the original investment, not what he thinks is market value.

will save you grief and money if/when it happens.
 
Might know where there is a Crown lease camp...There was talk about selling it as not many hunters left in the camp anymore.. I know its a good deer area, but not far as a base camp for moose where there is good access to archery tags...

Both good points, we have actually already talked about both those. A couple of us are already involved in other camps so we have a bit of a starting point on the rules.

I don't think we are interested if no moose because we already have lots of farmland for the controlled deer hunt down this way, but thanks for heads up.
