So we purchased a property with a small shack on it that will be both a summer cottage and fall hunt camp.
Mrs Fishie is concerned about liability and called our southern Ontario home insurance provider. Declined the fire insurance due to the old wood stove issue and were just looking for liability coverage in case something ever happens to a guest or trespasser and they decide to sue.

Sad you need to think like this in this day and age, but I guess that is the way of the world.

The price they quoted was outrageous. Wondering what other do, if anything. And if anyone has a reasonable insurance provider they could provide info on. Cottage is in the Sudbury area. Its remote, will have limited usage due to travel distance, but just want to cover ourselves in case.

thanks,

Insurance companies create a set of rules that make having it or affording it very expensive, especially on remote location with a wood stove.

yup. government mandated, company controlled.

call state farm in Deep River. i was just talking with my neighbor the other day and he was telling me his hunt camp just switched to State Farm and got a wicked deal. i dont know the amount, but it must have been good cause we was pretty excited telling me.

My camp property is 46 Acres with a 1200 sq house and a cabin. I have very low contents coverage, just the structures, appliances and 1 million in liability. Total value is around $100k. I pay just over $2k insurance for the camp.

To put that into perspective, I own rentals as well. I have a 2 story 1200 sq ft brick rental house in Oshawa with similar coverage but 2 million in liability, my policy is $970/year. Total value of this property is approx $230,000.

If you do a search of the internet for vacant property insurance, they will provide a list of the companies by province. Each of the companies provincial offices will list the brokers they deal with. get quotes and you will see that they can be quite varied in cost. Good luck shopping.
