Washing and re-waterproofing an outfitters tent

Hello. I have an 12x14 northwest shelters outfitters tent that gets used about 30 days a year. for the past 10 years. I have a question on getting the creosote off the wall from my wood stove. Over the years. The stove pipe seems seeped dark soot looking stuff down the wall. What is the best way to deal with it. What i would like to do is give it a good scrub down,let it dry thoroughly, then apply a coat of water sealant? do i even need to ever reapply a sealant? I don't know if washing/light scrubbing the tent will negatively affect the waterproofing already applied from manufacture
What types of water sealant is everyone using.
Is this something that others are doing?

Personally I would try setting it up in your backyard and use a hose and scrub using TSP. You might be able to ask a dry cleaning shop but I doubt it.
