Its a shooter. IT HAS been refinished and has zero collector value. However this Canada and to legally have revolver that you do not need an ATT to go to and from the range that is Priceless.

Sure to a collector is has a less value. But to a shooter it's gold. This gun is redone with 100% new insides

Not a whole lot of collector interest in Canada anyway, the market here is for shooters.

I'd say it's worth $900 - $1000 without the book, but you really know until you try selling it. Ooffer the book as an option for extra $$$. That way you give the buyer the choice to take the book, or save a few bucks and not take it, and maybe appeal to more potential buyers. You should have no problem selling the book later.
