There are so many configurations and variations with the Model 12 that putting a more specific "value" on one based on that description is not possible.
 
Mdl. 12s don't sell real well at our shop as most are looking for hunting guns that can use 3" and steel shot, we've had plain barrel models that sold for around $300, as someone else mentioned however....if they have any special features, trap gun, trench, even a vent rib.. can drive the prices up, fancy wood etc. It's hard to believe that the "perfect repeater" doesn't draw more and may indeed draw more in some regions of the country.

Ben, I think that's a factor of the sheer numbers of them that are available. As you point out, they don't appeal to waterfowl hunters. They have limited appeal to upland hunters, although SXS's dominate in the uplands. Some are used by deer hunters, some are cut down for bear defense, and some get to see the odd clays range from time to time. But, the vast majority end up being unwanted. Collectors will eventually be the market for these guns, but not in our lifetimes. If you have one in mint condition, pass it down to your grandchildren. If it's not in (original) mint condition today, it'll probably never be worth much. I guess the other side of the coin is that they're a heck of a gun for the price.
