Deal Has Become Complicated

As I have many times in the past, I posted a firearm in the EE. In a very short time, I had three people tell me to consider the gun sold. I conversed with the first person to send a PM telling me that he would take the gun, and he then told me that he needed until the next morning to make sure that he could arrange payment. I didn't hear from him all day, so the next night I offered the gun to buyer number two, asking him to confirm that he still wants it, as there are buyers after him waiting. Now a day later buyer number one contacts me, telling me that he had an emergency at work, but he wants to complete the deal. Meanwhile buyer number two, still hasn't gotten back to me to complete the deal. Buyer number three has contacted me, and has been understanding when I told him, that others has spoken for the gun before him. I have never had a deal get so complicated, and I want to be fair about this, so I am giving buyer number two until tomorrow to contact me.
 
Sh*t happens... you can't honor a non-commitment from a prospective buyer but you can honor a specific commitment that you made... I have had a couple similar scenarios... they are awkward.
 
If a prospective buyer doesn't say "I'll take it" its still for sale to the next guy in line, I find people who hem and haw usually disappear so the first to say yes gets the item.
 
I don't have much of a trader rating yet but if something catches my eye in the EE I'm going to make sure the money is ready to go before I send a PM stating "I'll take it".

All three initially said I'll take it, then the first one hesitated, so the offer went to the next buyer, who I can't seem to contact by PM or through his e-mail. Number three has contacted me multiple times, to see what is going on. He is ready to send money now. I have given buyer number two until tomorrow to contact me.One way or the other, a deal will be made tomorrow. When I make an offer, I make sure that I check back often in case the seller wants to contact me.
 
You'd save yourself a lot of hassle if you put in your original ad "First I'll take it gets it" or wording thereto. Followed by, "payment expected withing 24 hours" etc "unless otherwise agreed" or seller "reserves the right to move to next potential buyer".

Specify in the ads that potential buyers must commit to the purchase, followed by payment within a specific period, unless otherwise agreed.
