Anything south of North Bay, or the 49th parallel is not north by ANY standards. So, stay north of that line, lol. Anything south of there just gets worse and worse. (Read:more crowded and more lieberal)
 
I guess I should have pointed out that an upper limit to housing would be $250,000 to $300,000. A smaller community is fine.

Head on over to realtor.ca to see what $300k within an hour of yyz will get you. Pretty slim pickin's.

That might get him a 300sq ft condo. I live just outside Brantford which is about an hr west of Pearson, you can still get a decent house here for that price but would be a ####ty commute. Lots of deer to be hunted but 95% of the land is owned and very hard to get permission unless you are fron around here.

There seem to be quite a few houses in that price range in places like Grand Valley, Mardale, Southgate etc etc. Are there any nice little communities like those? He would be working at the airport so absolutely no need to head into Toronto proper.
 
Sudbury area and north bay have many options from 200-400k and sometimes with lots of land and on water ! Don't outbid me tho ;)
 
If you work at the airport, a small plane could put you out of the city area, up in cottage country every night.

Lol. Except the landing fee for a piper cub is $155, and you need to book a slot time. ...and it would be a solid 30 minute taxi over to skyservice.... ...where they'll charge you a $300 ramp fee. :p

That price range and a small community you would be looking at an 80 to 100km commute but it can be done. I work not far from the airport and commute almost a 100km one way. I just could not bring myself to move any closer to the GTA. So west of the GTA he should look at Paris, Troy, Ayr, Freelton, Puslinch, George Town, Burford, Glen Morris, Shefield. These are just a few small town places that I am familiar with and or know well that are reasonable to commute from the west.

half an hour further and you could be in God's country. Stay away from those places that restrict hunting to shotgun and muzzle loaders, I say. We are blessed up here, being surrounded by crown land, a duck pond in my back yard and 6 gun clubs within a 20 minute drive in either direction. We sold our farm and moved into a little hamlet near by. We have 5 neighbours, 3 of whom are gun owners, we live on an acre that is serviced by the township... wait! it gets better. I have invited 2 people I met on CGN up here from Toronto and they joined one of the local clubs this year with me being their sponsor because it is really that beautiful up here. My house is a 5000 sq ft Victorian that makes people cry with envy when they walk through the front door and lets just say that I paid below your price range no too long ago. Life is good when you could walk 10 minutes down the road with your neighbour at the opening of duck season! Truely the best kept secret in Ontario.

Not to mention the cost of owning and operating the aircraft. He is a pilot so he has to be at the airport when needed. I guess a fellow could do it - but IMC into Toronto in a small aircraft doesn't sound like fun to me.

Orangeville possibly? Im not too familiar with the property values there but that should get a decent house. Then its not too far from lots of Crown (up the 400 or 11). Lots of private land around if hes good at knocking on doors for permission. Simcoe not really far away for some really spectacular fishing.
 
Hi, hope this helps. This is just my opinion, so take it for what its worth. Anything in the budget and east of Pearson airport in the city of Toronto will most likely need a full rebuild. Anything east of the GTA (Port Perry, Peterborough, and so on) will definitely be more than an hours drive. In rush hour it will be more likely 2 hours or more. Take winter storms in and it will be even worse. IMO way, way too far out for a daily commute. In that price range I would look into the area west/north west of the airport. But keep in mind that driving into the city in rush hour is getting slower and slower. 100km takes an hour of driving but in rush hour it is usually much worse.
I am not too familiar with the real estate prices in that neck of the woods but in general it is getting harder and harder to find good properties in these price range in and around the GTA.
Driving 2-3 hours north of Toronto gives you plenty of places to hunt/fish/camp. The immediate area around the GTA is mostly private with permissions needed if one wants to hunt.
If I were looking to buy I would look for a property as close as possible and play on the weekends, but that is my take on it.

If you can get a little further away from Pearson, go EAST my friend. Kingston area and north into the Land O' Lakes region. Lots of deer, turkey and bear, small game too, and LOTS of great fishing spots. PM me if you are looking for some ideas....good luck!
 
Orangeville or Barrie are good.
Kitchener is not bad too but then you are limited to 401 which you should try to avoid in your daily comute. It is mess most of the time.

Where ever you go you will have to count in the traffic jams because that is big part of our lives now here in GTA. If you comparing Prince George and half an hour drive to best hunting grounds in Canada,there is nothing like it in GTA.
Maybe it is best bet to live closer to work and cut your daily comute,nerv killing traffic from everyday life and during the hunting season drive a bit further for big game.
Where ever you live in GTA,you will have to drive for bear,moose and deer,elk is pretty much lottery system here. Much harder to draw than LEH in BC.
An hour away from GTA will put you a little closer to deer hunting with bow,some shotgun and ML.
You will also be close to rabbit and geese and that is about it for most of the time other than bow hunting deer. Bear and moose hunting approximity will put you far away from work to be included in your daily comute.
