Hi guys and gals.

This is kind of a long shot but what the hell..
I have been looking on line for inexpensive land for sale in alberta or BC. Something to camp and take the kids shooting , maybe build a little cabin.
does anyone know how to find this type of land?? like, $1000 an acre type of thing. maybe buy like 5 or 10 acres.
I go on sites like re-max etc, and they all seem to be huge lots for millions or 200 acres etc. how does a guy just buy a few acres in the middle of nowhere?

any input would help. thanks.
 
$1000 per square foot is pretty normal for BC lol, you must be looking at real estate listings from the 70's

You're not going to find it. Think more like $500K for 80 acres, and if you find a small subdivided lot of 8-15 acres chances are it is a development and will have rules against shooting towards your neighbors.

We opted for a cabin in a development, close to crown areas and within an hour of Calgary. We spent $200K for 1/3 of an acre and a cabin.

Lots of good hunting land for $1000 per acre in Saskatchewan. We bought our hunt camp at far far less. And we own a more than a few quarter sections. For buying a good hunting property for low cost, Saskatchewan is still the land of opportunity.

Does "middle of nowhere" have road access?
If so, not in BC.
If you can fly an ultralight floatplane into a lake somewhere at the top of BC, then maybe...

When you buy "hunting land" is there some kind of rules that come with that? As far as building a cabin etc?
 
some folks here need to dig a little deeper...... a close friend of mine just sold his house in surrey BC for 825,000.00
he turned around and bought a 10 acre piece of nicely cleared/treed land with a 2 bedroom rancher and 25 x 60 foot concrete foundation heated shop. House is on wood heat and a solar assist heat pump heating system. 210,000 closing, was offered at 245,000 when listed. About a 15 minute drive from my place.
he then bought 114 acres of land that has not been developed save for a road in and a 100 year old dilapidated cabin. listed at 99,900.00 , closed at 84,000.00, and it is absolutely prime hunting ground with no neighbors for at least 10km and bordered on all sides by crown land.

so deals abound, you just have to know where to look.
I remember another buddy of mine in the late 90's was buying properties in BC around the endako area, he made out like a bandit and still owns and hunts those areas today. he found outstanding deals with just a simple downpayment , thru dignam land corp.

So, $737 per acre for unbroken land. That is good to know.
If it is crown land on all sides, does he risk having the surrounding area logged at some point?
 
I was just going to say Dignam's. They have been around for a lot of years. Basically they buy land in tax arrears or estate sales and resell it at a profit of course. You can also get info from your provincial government on land that is being offered for sale for back taxes. In Ontario that info is available through the Ontario Gazette. BC will have an equivalency. You must pay a subscription service to get the info.

Finding 10 acre parcels in Alberta is hard unless they are already subdivided. If he's looking for 1/4 sections there are lots of listings. I didn't research that hard in CB after the first fe land debacles we came across. OF course we were looking within 3-4 hours from Calgary. When we looked there was nothing in that price range circa 2010. It all depends on how remote you want it too, I found quite a fe nice 1/4 sections for $500 an acre up north, in Alberta and BC, but I didn't think the 10 hour drive from Calgary was going to work with our family for weekend getaways.

I didn't know about Dignam though. Nothing they have listed catches my eye, all under and acre for $10K plus. Not sure what deals you were talking about on there? Did I miss something?

I'm new to shopping for land. What kind of key words should I be searching for? 1/4 section ? I don't mind 10 hrs away..
 
We're looking at just over $200,000 for a hundred plus acres not that far from here.
Only problem is trying to build a home for under $250,000.
Gets mighty tight when considering a well and septic in that ratio.
Only to be young again to do most meself.

if you buy private land in Sask. it is yours to build on as you see fit. No restrictions on cabins etc, but there may be restrictions on foreign ownership, and possibly if the land has a conservation easement on it. I have land in both Saskatchewan and B.C. I love my B.C. place, but Saskatchewan is by far the better deal. The "forest fringe" area from Lloydminster to Duck Mountain park abounds in beautiful land and abundant wildlife. Alberta wild lands have been loved to death. Too much oil money, too many people chasing what's left. You could look at the Lakes District in north central BC if you want good value and lots of hunting opportunity. It is uncrowded, beautiful, and not too much money compared to most places.
 
My wife and I purchased 70 acres that backs onto 1000 acres of crown land last year. In Athabasca county. Paid $110000 tax in. Has a surface lease of $2100 a year. One hour north of St Albert. We live 3 hours away at this time but still get to enjoy it.

There are deals out there if you look but not easy to find.

Looked at 40 acres for $45000 at same time but would have had to clear trees and put a approach in. Gets expensive.

I bought 89 acres for $6700 twenty years ago with pond and gravel pit .
Now something like 10 acres in my area $45000 and not that good .
