Location is a big plus.
All added info makes it easier for the buyer. I laugh at the boomers trying to sell their guns or other gear without pictures. I dont even bother with the ad if you cant put some pictures up.
I dont know the numbers but im sure your cutting your chances of a earlier easier sale by at least half.
