Beeman p17 trouble. Help please.

I have a beeman p17 I bought about 6 years ago and it resurfaced at a friends place today. Borrowed it to do some pesting. I got excited and proceeded to take a few shots but if I didn't get the shot off in 3 seconds or less it would start leaking air from full to near empty in a matter of seconds. I lubed up the seals I could get to easily and it was reduced some but still the leak. Any ideas? I really love this gun for target shooting. So quiet and the trigger is out of this world for the price of the gun. Any Ideas would be greatly appereciated.
 
These are pretty easy to fix. It is probaly the piston oring. Takethe piston out and check inside for a burr or rough spot where the tiny air inlet hole is. SAnd it smooth and install a new oring #117.
If that doesn't fix it it is likely one of orings inside the valve, also easy fix. Just make sure you take a picture of the inside of the grip before you take it apart, it will help when putting it back totgether. I am not sure the sizes of the internal orings, but if I had to guess I would say the one that makes the seal is a #006, but I am guessing.
