I am looking at purchasing a farm in Middlesex County in Southern Ontario. The challenge with farmland is the cash-flow from cropping the land isn't sufficient to cover the payments. On this particular property is 20-acres of bush with another +/- 80 acres of adjoining bush lot with everything surrounded by corn/soybean/wheat crops. This results in a very strong population of deer/turkeys/coyotes. This particular property has a nice ravine with creek flowing through it, a nice sized pond (for rural Southern Ontario) and would be a great hunting property. I was wondering if anyone has any experience with leasing the hunting rights. If so, what could I expect in annual returns and any pitfalls I should be concerned about.
