I am looking at purchasing a farm in Middlesex County in Southern Ontario. The challenge with farmland is the cash-flow from cropping the land isn't sufficient to cover the payments. On this particular property is 20-acres of bush with another +/- 80 acres of adjoining bush lot with everything surrounded by corn/soybean/wheat crops. This results in a very strong population of deer/turkeys/coyotes. This particular property has a nice ravine with creek flowing through it, a nice sized pond (for rural Southern Ontario) and would be a great hunting property. I was wondering if anyone has any experience with leasing the hunting rights. If so, what could I expect in annual returns and any pitfalls I should be concerned about.
 
1) Buy a great piece of habitat that holds wildlife
2) Apply to be an outfitter
3) Get your guide license
4) Sell hunts

Not sure how these outfitters can get away with selling hunts on public land when there are plenty of private landowners that pay big bucks to buy productive habitat and conserve it for its value for wildlife yet have no right to obtain compensation for providing such ecological services like wildlife for example to the hunting community.

It truly perplexes me how a farmer can bulldoze down 10,000 acres and drain countless wetlands to plant wheat to sell on the world commodity markets but another citizen who purchases 10,000 acres and protects the ecological habitat and produces hundreds or thousands of animals cannot benefit from their investment.

The RM of Piney in Manitoba advertises yearly hunting leases for $500 per quarter. Seems to me a win win for hunters and landowners to have hunting leases as an option. They would alleviate a great deal of stress on provincial forests and foster sound animal and land stewardship practices among landowners and hunters.
