Recreational Land in Ontario

To start off, I am not much of a "city" person, and I hate having neighbours call the police/township on me for working on a vehicle on my property.

Obviously my solution to this is have a garage, but with property sizes being so small, I dont have the room.
I live in Orillia, which is a small place as it is, but its slowly expanding as everything is these days. Acreages in the area are growing in price, and some of the ones out there now are unbelievably retardely priced.

Between getting interested in hunting, and my desire to be out in the country, we've started to look for land and Ive come across "recreational land".

Our equity on the current house won't be able to accessed for a few years still, and I am still in school (paramedic program) for the next year, and will require finding a job/going through the probation period before we can even begin to think about building.

That being said, what are the rules for recreational land? The prices are insanely low for massive amounts of property... which has me thinking its probably a no-go. But better to look into than completely brush it off without checking.

When the time comes to build/move, the house being errected would be a year-round home. Is there any resources available to look into this sort of thing?

Oh you bet. Not the little things like a brake change, oil change or anything.

Building up a jeep and I thought it wouldve been a bit more "country and relax" here too. But its part of the city by-laws, so trying to build my jeep up is a pain in my ass. I have it hidden under a portable garage right now, but holy fawwwwwk does it get hot in there with this heat.

I dont understand how it harms anyone that Im building something on MY property.
 
Look into town bylaws for "recreational land". I was in the same situation as you last year, it varies from town to town but a lot of that land there are no building permits available. I ended up buying in huntsville (Rural Residential zoning). For most towns you can look up the zoning of the property in question on their website.

####, does the attitude reach Huntsville? Have a cottage near Kearney and would hate having to deal with #####y neighbors.
 
91 YJ, love the simplicity of leafs.

Got a late 80s DRW Dana 60 for the front (gotta chop it down 5" so the pinion gets centered and allows me to utilize the stock perch on the front). 60 out of a e350 (stock with discs) for the rear and going to be on 44's. lq4/700r4/np241c to run the beast.

I know I went a bit overboard lol, but the build started out west where theres a few more mountains and trails than out this way.

Lol, Exact reason why I'd like to find a decent sized land so when the expansion does reach the new area, I can have my own little secluded area still.
 
Sorry I worded that funny. I live on Lake Simcoe, bought the property in Huntsville as my hideaway for the weekends to go hunt/shoot on. I've had no complaints from neighbors up there yet.

Keep your eye out, there's good deals to be had on land if you're quick to buy. The cheap ones sell in days if not hours of listing.
 
Thanks :), we still have plenty of time, and with the way some of the prices are listed... a lot of saving to do. So hopefully when the time comes, one of those "dream" properties comes up... was just surprised to see 68 acres listed as "recreational" going for half or even a quarter of what 5 acres is going for and thought maybe there could be some loopholes to turn that into a residential property.

The term "recreational land" might be a real estate term having no legal meaning in the context of a local zoning by-law. The only way to be sure is to locate a parcel of land you might be interested in and then contact the municipality having jurisdiction over that land. Ask the municipality if the specific types of uses you have in mind are permitted. If they are then it would be a good idea to go further and check with the MNR.

Looking for answers on a chat forum on the internet is a good way to get yourself in trouble and/or out some money.

Lots of land near Bancroft. Bought 100 acres near Tory Hill for a hunting camp a couple years back. Nobody will ever tell you what to do with property up there.
