Again, he is not charging to hunt he is charging to stay!
For the sole purpose of HUNTING... and thats illegal in Alberta. All good if you're charging a rental fee for people who want to chase butterflies or look at birds through binoculars. You're profiting by collecting $$ that allow hunting access on your private land. Basically circumventing the rules required to be an Outfitter/APOS member, while doing outfitter things...and I suspect he knows exactly what he'd be doing.

Reb, If anyone outside Alberta is commenting in this thread it would be best to ignore them. If you want to charge hunters for access to your private land for the purpose of hunting you're going to shell out large dollars if certain parties find out about it.

He didn’t say he was charging for hunting, he is offering the cabin for rent which includes permission to hunt.
I'd call this potentially "iffy" splitting of hairs. If a person can only get permission to hunt the property by paying to rent the cabin, that would seem to be ipso-facto charging for access to a hunting area.

The govt takes a VERY dim view of people breaking wildlife conservation laws. Not something you should play fast n loose with.
 
The cabin is 14 km from the green zone by road to the south, its also on a dead-end rd.
I am looking forward to people enjoying it year round just to get away in a rustic setting.

How do outfitters in Alta het away with charging for hunting on their land or do they somehow go around the law?
The outfitters are not operating on THEIR private property. They get permission to access private land or they operate on Crown land.


As someone who does not hunt but does own land, why would anyone allow people access for hunting without compensation?

So I guess in Alberta, any body who is renting or leasing land/house/farm can't hunt in it? They are only renting/leasing it so they are unable to use the land for hunting, since they are paying for and not owned by them?

Apparently you aren't capable of comprehending, that what is illegal, is making access for the purpose of hunting, a condition of the lease. There is nothing illegal about hunting on land that you are renting, if access for the purpose of hunting, is not a condition of the lease.

Renting the cabin gives you permission to be on the land, use it how you wish. Same as if you rented a farm. If the lease / rental agreement doesn't say no hunting you can use the land you are renting to hunt on. You aren't renting it to hunt but that is one of the many things you could t do while renting it. The op just need to change the wording and leave the word hunting out of it because who knows how the renter will use the land.

If I rented an Airbnb for a week and the land was big enough to hunt on and I was legal to hunt on that province I would hunt on it if there was nothing in the agreement saying you cant.

Just because someone could hunt the land doesn't mean they will.

Exactly, my question also, winner, winner, chicken dinner.šŸ—How do these outfitters get away with charging ridiculous fees of $80,000 US for a sheep hunt? Seriously? You can go to Africa for far less.

So the landowner can only give permission to an outfitter to access their privately owned land for hunting purposes BUT the outfitter can charge money to a third party for hunting on someone else privately owned land?🧐.
 
I think you have a great idea. Offers a great opportunity for people to enjoy their outdoor experiences with a comfortable place to stay. Many farmers in Sask have an old house they rent to hunters. Usually not big money but both parties enjoy it..
I don’t see how your situation could ever be twisted around to be (paying to hunt).
