Just charge a rental fee for the equipment. Charge it per day. That way they provide their own components, and if they want to leave some component at your place, you can install lockable boxes or lockers and charge them another rental fee.
Make sure they need to reserve their timeslot for reloading, so if anyone breaks stuff, it's on their dime to fix it. Either that, or charge an high enough fee to cover any repair necessary, and if someone breaks too much stuff, you stop renting your gears to him.
When you're tired of having a bunch of people using your stuff, you increase the price. At some point either you'll make so much money it'll pay more than your day job, or everyone will get it and get their own stuff.
